2. Eligibility

By using Xpillar, you confirm that:

• •Any information you provide is accurate and truthful

3. Accuracy of Information

While we strive to ensure information on the Platform is updated, we do not guarantee the accuracy, completeness, legality, or availability of any listing.

Users are advised to:

We shall not be responsible for any loss or damage arising from reliance on information published on the Platform.

4. Listings & User Responsibilities

By submitting or managing a listing (whether as an owner or agent), you confirm that:

• •All information provided is true, accurate, and not misleading
• •Your listing complies with all applicable Malaysian laws and regulations

We reserve the right to edit, reject, suspend, or remove any listing at our sole discretion without prior notice.

5. User Conduct

Users must not:

• •Use the Platform for unlawful purposes
• •Interfere with the operation or security of the Platform
• •Collect or misuse other users' personal data

We may suspend or terminate access for any breach of these Terms.

6. Enquiries & Third-Party Dealings

Any enquiry submitted through the Platform may be forwarded directly to the relevant property owner or agent (the "Listing Provider").

All communications, negotiations, and transactions are strictly between users and Listing Providers. We are not a party to such dealings and accept no liability arising from them.

7. Intellectual Property

All content on this Platform (excluding third-party listings), including logos, text, layout, and design, belongs to Xpillar and may not be reproduced without prior written consent.

8. Limitation of Liability

To the fullest extent permitted by law, we shall not be liable for any direct, indirect, incidental, or consequential losses arising from:

• •Property listings or third-party content
• •Actions or omissions of Listing Providers

9. Changes to Terms

We may update these Terms from time to time. Continued use of the Platform constitutes acceptance of the updated Terms.

10. Governing Law

These Terms are governed by and construed in accordance with the laws of Malaysia.
