A high roof or an existing crane does not make a factory crane-ready. Buyers and tenants must verify the load, hook height, runway structure, building forces, approvals, testing and valid Certificate of Fitness before signing.

Answer first: what makes a Malaysian factory crane-ready?
先说结论:什么才是真正的“天车厂房”?

A factory is crane-ready only when the incoming lifting requirement, usable hook height, crane span and travel path, runway beams and rails, supporting columns and foundations, electrical supply, regulatory status and safe operating layout all match.
只有当企业实际吊运需求、可用吊钩高度、天车跨度与行程、轨道梁和钢轨、柱托与厂房结构、基础、电力、法规文件及安全操作布局全部互相匹配,这间厂房才可称为适合安装或使用天车。

A high ceiling is not proof. A yellow beam inside the factory is not proof. An owner’s statement that “the previous tenant used a 10-tonne crane” is not proof.
屋顶很高,不代表一定能装天车;厂内看到一条黄色横梁,也不代表可以合法使用;业主说“上一任租户使用过10吨天车”,更不能代替结构计算、设备资料和政府文件。

For a power-driven overhead or bridge crane, the transaction team should obtain the crane data, structural evidence and current regulatory records before making an unconditional commitment. Malaysia’s Department of Occupational Safety and Health (DOSH/JKKP) states that power-driven lifting machinery generally requires design verification and a valid Certificate of Fitness before it is built, installed or used, subject to the regulations and exclusions applicable to the particular equipment. The official guidance was updated on 16 March 2026.
对于动力驱动的桥式或天车起重机,交易团队应在作出无条件承诺前取得设备资料、结构证据及现行法规文件。马来西亚职业安全与卫生局(DOSH/JKKP)目前的官方说明指出,采用动力驱动的起重机械,一般需要在制造、安装或使用前取得设计验证和有效的合格证书(CF),但仍须按具体设备及适用豁免进行判断。该官方页面于2026年3月16日更新。

The practical question is therefore not “Does the factory have a crane?” It is:

Crane-ready is a complete system—not one specification
“天车厂房”是一整套系统,不是一个数字

An overhead crane transfers forces through several connected components. The lifted load acts through the hook, hoist and bridge; the crane wheels act on the rails; the rails act on runway beams; the runway beams act on brackets or corbels; and the forces then continue through the columns and foundations.

天车的力会沿着完整路径传递:吊物作用于吊钩、葫芦和桥架;车轮作用于钢轨;钢轨作用于轨道梁;轨道梁再把力传到柱托、柱子和基础,最终进入地基。

At the same time, the crane must fit within the building envelope and move the real product without striking roof bracing, sprinklers, lights, ducts, cable trays, machines, stored goods or people.

与此同时,天车还必须在厂房内部安全行走,不能撞到屋架、支撑、喷淋、灯具、风管、电缆桥架、机器、货物或人员。

1. Define the real lifted load 先定义真实吊重

Do not start with a property brochure. Start with the operation.
不要从房源广告开始,而应从企业生产需求开始。

- Provide the crane supplier and structural engineer with:
向天车供应商和结构工程师提供:
- the maximum product or machine weight;
产品或机器最大重量;
- lifting beam, spreader, magnet, grab, sling, hook block and other accessory weights;

- overall load length, width and height;

- centre of gravity and permitted lifting points;

- whether loads can swing, rotate or be handled off-centre;

A “10-tonne load” plus a heavy lifting beam and rigging can exceed a 10-tonne crane rating. Long loads may need twin hooks or a spreader. High-frequency production may demand a different duty classification from occasional maintenance lifting.

The Department of Standards Malaysia catalogue lists MS 1544: Part 1:2002 (Confirmed 2011), Cranes—Safe Use—Part 1: General, which covers safe systems of work, planning, selection, erection, operation, maintenance and relevant personnel. The project team should identify the current standards and engineering basis applicable to the actual crane and installation.

2. Measure hook height—not only clear height 要量“吊钩高度”,不只是厂房净高

Factory listings often advertise a clear height such as 9, 12 or 15 metres. That number does not automatically equal usable hook height.
工业房源通常会写9米、12米或15米净高,但这不等于可用吊高。

  • The vertical stack can include: 从屋顶到底部吊物之间,往往还包括:
  • roof structure and bracing; 屋架与支撑;
  • required clearance above the crane; 天车顶部所需安全间距;

  • trolley and hoist arrangement; 小车与葫芦;

The required building height can therefore be much greater than the desired elevation of the load.

Measure the lowest controlling obstruction across the complete crane path, including roof bracing, gutters, sprinklers, smoke-control equipment, lights, ducts, busbars and cable trays. A small local obstruction can prevent the trolley or load from reaching a critical production point.
检查整条天车路线上的最低障碍,包括屋架支撑、天沟、喷淋、排烟设备、灯具、风管、母线和电缆桥架。一个局部障碍,就可能令小车或吊物无法到达关键生产位置。

3. Confirm the horizontal operating envelope 确认水平覆盖范围

The crane must reach the places where work happens.

- Plot on one coordinated layout:

- material-receiving and unloading points;

- machine installation and maintenance zones;

Check the bridge end approach and trolley side approach. A crane can span the full bay yet still leave unusable zones near the ends or sides. The hook position, not the beam edge, determines practical coverage.

必须核实桥架端部接近距离和小车侧向接近距离。即使天车横跨整个跨间,吊钩仍可能无法到达两端或两侧的部分区域。实际覆盖范围应以吊钩位置判断,而不是只看横梁边缘。

4. Verify the crane runway beams and rails 核实轨道梁与钢轨

Runway beams carry repeated wheel loads. They also experience horizontal forces from acceleration, braking, skewing and imperfect alignment. The engineering review may need to consider:
轨道梁承受反复车轮荷载,还会受到加速、制动、偏斜和轨道误差造成的水平力。工程检查可能包括:

- maximum vertical wheel loads and wheel spacing;
最大轮压与轮距;
- impact or dynamic factors;

- longitudinal surge and transverse forces;

- runway-beam bending, shear, torsion and deflection;

Do not rely on the crane’s rated capacity as a substitute for wheel-load data. Different crane configurations with the same rated lifting capacity can impose different wheel reactions.

5. Trace the force into columns and foundations 把作用力追踪到柱子和基础

A suitable runway beam is not enough if its supports are inadequate.
轨道梁合格,并不代表其支撑一定足够。

- Inspect and verify:
应检查:
- column brackets, corbels and stiffeners;
柱托、牛腿和加劲板;
- bolts, welds, plates and bearing details;
螺栓、焊缝、钢板及支承细节;
- building columns and local reinforcement;
厂房柱及局部补强;
- ties and bracing that resist horizontal forces;
承受水平力的拉杆和支撑;
- baseplates and anchor bolts;
柱脚底板和锚栓;
- pad, strip, raft or piled foundations;
独立基础、条形基础、筏板或桩基;
- settlement or column movement; and
沉降或柱子位移;以及
- modifications made after the original design.
原设计完成后的结构改动。

Crane brackets added later to an ordinary portal-frame factory can change forces in the columns and foundations. The original building may have been designed for roof and wind loads without the proposed crane actions.
在普通门式钢架厂房后来加装天车柱托,会改变柱子及基础所承受的力。原厂房可能只按屋顶和风荷载设计,并没有考虑计划中的天车作用力。

6. Distinguish an integrated crane structure from a freestanding system
分清厂房支承式与独立式天车结构

There are two broad arrangements:
主要有两种结构:

Building-supported crane 厂房结构支承式
The runway is supported by the factory’s structural columns or purpose-designed crane columns. This can preserve floor space, but the building and foundations must be verified for the crane forces.
轨道梁由厂房结构柱或专用天车柱支撑,可以节省地面空间,但必须证明厂房及基础能够承受天车作用力。

Freestanding crane structure 独立式天车结构
Independent columns and runway beams are installed inside the building. This may reduce reliance on the existing superstructure, but it introduces new foundation loads, floor openings, column footprints, collision zones and approval work.
在厂房内部另设独立柱和轨道梁,可以减少对原上部结构的依赖,但会带来新的基础荷载、柱位、碰撞区和审批工作。

“Freestanding” does not mean “place it on the slab.” Concentrated column reactions often need specifically designed foundations rather than an ordinary factory floor slab.
“独立式”不等于“直接放在地坪上”。天车柱产生的集中力和水平力,往往需要专门设计基础,而不是普通厂房地坪。

7. Check the building and renovation approval baseline
核对建筑与改造审批

Installing runway beams, brackets, crane columns, foundations, roof openings, platforms or electrical systems may constitute structural or building work requiring professional submissions and local-authority approval.
新增轨道梁、柱托、天车柱、基础、屋顶开口、维修平台或电气系统,可能属于需要专业人士提交和地方政府批准的结构或建筑工程。

Malaysia’s Street, Drainage and Building Act 1974 provides the core building-control framework in Peninsular Malaysia, while the applicable Uniform Building By-Laws depend on state gazettement. KPKT also published a 2026 guideline for building-renovation works. The appointed architect or engineer should confirm the exact submission route for the relevant local authority and proposal.
《1974年道路、沟渠及建筑物法令》(Act 133)是马来半岛主要建筑管制框架之一;适用的统一建筑附例则取决于各州宪报。KPKT也在2026年发布了建筑改造工程指南。建筑师或工程师应按具体地方政府和工程内容确认正确申请程序。

For due diligence, compare:

- approved architectural and structural plans; 批准建筑图和结构图;
- CCC or CF records for the building; 厂房CCC或CF记录;
- approved additions and alterations; 批准的扩建和改造工程;
- actual runway, bracket and column locations; and 现场轨道梁、柱托与柱子位置;以及
- the proposed new installation 新天车计划。

8. Verify DOSH/JKKP design and CF records 核实DOSH/JKKP设计验证和CF
Under the current DOSH/JKKP framework, power-driven lifting machinery is generally treated as plant requiring design verification and a valid Certificate of Fitness, subject to the exact equipment and regulatory exclusions.
按照DOSH/JKKP当前制度,动力驱动起重机械一般属于需要设计验证和有效CF的设备,但仍须按具体设备和适用豁免确认。

For an existing crane, request:
对于现有天车,应索取:
- manufacturer and model information; 制造商与型号;
- serial number and rated-load markings; 序列号及额定载荷铭牌;
- approved design-verification records; 设计验证批准记录;
- registration or plant-identification details; 注册或设备识别资料;
- current Certificate of Fitness; 有效CF;
- inspection and test reports; 检查和测试报告;
- maintenance, repair and breakdown history; 保养、维修和故障历史;
- records of modification or capacity change; 改造或提升吨位记录;
- competent-person and operator records where applicable; and 适用的合资格人士和操作员记录;以及
- any DOSH/JKKP notices or outstanding conditions. DOSH/JKKP通知或未完成条件。

DOSH/JKKP’s 2024 regulations became effective on 1 June 2024, and its current online guidance directs applications for lifting-machinery design verification or modification through MySKUD via MyKKP. Do not assume that an old file, previous occupier’s approval or expired certificate can simply be transferred to a new owner, new configuration or new operating condition. Confirm the current position directly with DOSH/JKKP and qualified professionals.
DOSH/JKKP的2024年相关条例于2024年6月1日生效;目前网上指南说明,起重机械设计验证和改造申请通过MyKKP单一登录进入MySKUD系统提交。不要假设旧文件、上一任租户的批准或过期证书能够自动转移到新业主、新配置或新工况。应向DOSH/JKKP及合资格专业人士确认当前要求。

9. Confirm power supply and electrical distribution 检查电力与配电
The crane’s connected load may be modest compared with process machinery, but its starting current, regenerative behaviour, duty, voltage, controls and simultaneous operation still matter.
天车用电量可能低于大型生产设备,但启动电流、再生制动、工作等级、电压、控制系统及同时运行情况仍然重要。

Check/ 核实:
- supply voltage and phase; 电压与相数;
- total crane motor load; 天车电机总负荷;
- starting and peak demand; 启动和峰值需求;
- conductor or busbar route; 滑触线或电缆路线;
- isolation and emergency-stop arrangement; 隔离开关及紧急停止系统;
- earthing and lightning protection; 接地和防雷;
- voltage drop across the travel length; 长行程电压降;
- compatibility with variable-frequency drives and other equipment; and 变频器与其他设备的兼容性;以及
- spare capacity in the factory distribution system. 厂房配电系统剩余容量。

The property’s existing electricity bill does not prove that the crane circuit, protection or distribution route is adequate.
现有电费单不能证明天车回路、保护系统和配电路线足够。

10. Inspect condition, alignment and fatigue indicator 检查状态、对中与疲劳迹象

An existing crane-ready factory should be inspected as a working structural and mechanical system.
现有天车厂房必须作为完整的结构和机械系统进行检查。

Look for/ 注意:
- rail misalignment, unusual wear or loose clips;
钢轨不直、不均匀磨损或压板松动;
- damaged end stops or buffers;
止挡或缓冲器损坏;
- cracking near brackets, stiffeners or welds;
柱托、加劲板或焊缝附近开裂;
- elongated bolt holes or loose connections;

- local column deformation;

- corrosion, water ingress or chemical attack;

- uneven wheel contact or signs of crane skewing;

These observations do not by themselves determine structural adequacy. They identify where detailed assessment, measurement, testing or repair may be needed.

11. Protect the operating and safety zone 保护操作及安全区域

A crane-ready factory needs safe space beneath and around the load path.
合适的天车厂房,必须在吊物下方和行走范围内保留安全空间。

- exclusion zones and pedestrian separation;
禁入区与人车分流;
- visibility for the operator and signaller;
操作员和指挥员视线;
- emergency stops and communication;

- access for inspection and maintenance;

- safe retrieval or rescue arrangements;

- clearance from machines, racks and stored materials;

The cheapest crane position may not be the safest or most productive layout.

12. Make the transaction conditional on evidence

Before signing an unconditional sale and purchase agreement or tenancy agreement, convert uncertainties into deliverables and conditions.

签署无条件买卖协议或租约前,应把不确定事项转化成明确交付文件和条件。

If material records are unavailable, the solution is not to guess. Price and programme an investigation by the appropriate professionals. This may include surveys, non-destructive testing, material checks, foundation investigation, structural analysis or controlled load testing where professionally specified.

“Crane-ready” appears only in the marketing description.

The crane nameplate and CF details do not match.

2. Can a buyer use the previous tenant’s overhead crane immediately?

Not automatically. Confirm ownership, equipment identity, condition, design-verification records, valid CF, maintenance history, building support and whether the new load and use match the verified arrangement.

3. Is crane capacity the same as maximum product weight?
