Yes, a buyer may be able to acquire a defined portion of a larger industrial holding, but the seller's sketch, fence line or promise to “cut out 20 acres” is not itself a separate registrable title.

Malaysian land terminology is not interchangeable.

In Selangor's official explanation, pecah sempadan means subdividing land held under one final title into two or more parts that remain held by the same proprietor or the same co-proprietors.
根据雪兰莪州土地与矿务局的官方说明,**pecah sempadan(土地分割)**是把一份永久地契下的土地分成两个或以上部分,而分割后的各部分仍由同一地主或相同的共同地主持有。

The state portal identifies the application route under section 137 of the National Land Code and states that the registered proprietor makes the application.

Penyatuan tanah, or amalgamation, is a different process: two or more adjoining lots held under separate titles by one owner are combined and held under one title.

Selangor identifies this route under section 148.

Pecah bahagian is also different. It deals with partition among co-proprietors rather than merely drawing smaller lots for the same owner.

Calculate the net usable land—not only the headline acres
